AUCTION RECOMMENDATIONS

The deposit listed in the terms is due upon being declared the winning bidder. The deposit is non-refundable. This transaction is not contingent on the buyer obtaining financing or upon any other event except as specifically referred to in these terms and conditions. AUCTION ANNOUNCEMENTS
• This property is being sold subject to the confirmation of the bank.
• The seller will furnish a substitute trustee deed to the property. The bank in foreclosing in the first deed of trust. A title search will not be furnished. That will be up to the purchaser if one is desired. The auctioneer highly recommends that the seller obtain a title search.
• The 2019 property taxes will be assumed by the buyer. The buyer will also be responsible for the delinquent 2018 taxes. The amounts are: Hamilton County $1,330.36. City of Chattanooga $1,221.98. These amounts include penalty and interest through March 29, 2019.
The property is on utility water and public sewer.
The property is zoned C-2 (Commercial).

AUCTION BIDDING CLOSING TIME
Real estate starts to end Thursday, March 3rd at 11:00 am subject to auto extended close. If there is a bid placed within the last 5 minutes of the auction, the bidding will be extended for 5 minutes. For example, if a bid is placed at 1:59 pm day of closing, the bidding will automatically be extended to 2:04 pm, and so on. When you bid in this auction, you are creating a binding contract.
